A short sale happens when the seller owes more than what the home is worth. In this course we will review the most up-to-date procedures for listing short sales, including qualifying the seller, qualifying the property, negotiation tips, and all the current news on state and federal laws pertaining to short sales. We will work on simple to complex short sale case studies, and tackle small-group exercises. By the end of the course, participants will have a solid idea of what is required to become a listing broker of a short sale, and what selling brokers can do to make sure the short sale approval is forthcoming.

Listing and selling brokers will learn the following and more:

• How to counsel homeowners with multiple liens on title
• Understand how delegated authority can help shorten approval times
• Learn short sale negotiation tips
• Identify negotiation methods for problem BPOs
• What to do when the lender declines the short sale
• Discover rules for third party short sale negotiators
• How to utilize the WA State Foreclosure Fairness Program during negotiations
• Learn how to avoid short sale fraud scenarios
• Know which short sale listings have the best chance of closing
