Here’s a great article from the Seattle Times that compares/contrasts state and federal landlord/tenant laws in relation to what happens during and after foreclosure.
The federal law, passed in 2009, is called Protecting Tenants in Foreclosure and here it is.
There was a question: “Can a Veteran accept cash to waive his/her redemption rights after foreclosure?” This is a complex question with no easy answer. I spent some time going through the VA lenders manual and didn’t find the answer. Other parts of the manual don’t automatically dis-allow this but on the other hand the manual does not specifically allow it. I recommend if your client is asking this question to have him/her contact the local Seattle area VA office and ask to speak with a housing counselor. It’s possible that the answer lies someplace deep within the bowels of all the VA lender memos that, at this point, aren’t in a searchable datbase.
