To the Students from the Dec 3, 2010 Foreclosure Field Trip

Hi Everyone,

Here are the relevant links from today’s class.

Here’s a link to the Northwest Trustee Service website and a link to our special guest speaker, Vestus. Thanks again to Christopher Hall for going through the homes up for bid!

Here’s the nice PDF of the foreclosure timeline we reviewed in class.

By request!…a link to the WA State Landlord Tenant Act.

I found more information on landlord tenant laws here.

Here’s a great article from the Seattle Times that compares/contrasts state and federal landlord/tenant laws in relation to what happens during and after foreclosure.

The federal law, passed in 2009, is called Protecting Tenants in Foreclosure and here it is.

There was a question: “Can a Veteran accept cash to waive his/her redemption rights after foreclosure?” This is a complex question with no easy answer. I spent some time going through the VA lenders manual and didn’t find the answer. Other parts of the manual don’t automatically dis-allow this but on the other hand the manual does not specifically allow it. I recommend if your client is asking this question to have him/her contact the local Seattle area VA office and ask to speak with a housing counselor. It’s possible that the answer lies someplace deep within the bowels of all the VA lender memos that, at this point, aren’t in a searchable datbase.

There was a request to provide a link to the Wa State Bar Association’s information on free legal aid. Here’s The Bar website and here’s a link to the NW Justice Project.

Here’s a link to the Seattle Bubble website with the November statistics. SB continues to be a great resource for buyers and sellers and also brokers!

Thanks for coming to class today and for all your great comments! The next field trip will be Jan 14th.
